In a small town, two bullies, Luke and Rodney, torment the outcast brothers Frank and Donnie, who are also vying for the attention of two waitresses, Katie and Beth. However, the situation takes a deadly turn when Luke, Katie, and Rodney engage in a threesome, and Donnie witnesses it. When Luke and Rodney discover Donnie's presence, they brutally beat him. Frank arrives and defeats the two bullies, but not before they leave Katie behind, injured in the woods. As the sheriff searches for Katie, Frank discovers her lifeless body and refuses to let him enter his home. Donnie provides a false alibi, claiming Katie died in the woods, but Frank becomes suspicious. When Beth tries to contact Katie, Donnie answers the call, and Frank decides to kidnap her. Luke and Rodney, determined to investigate, are subsequently murdered by Frank, marking the beginning of a bloodbath in his real estate.
