In this movie, set in a Texas boarding house, the landlord Merrie rents out sex to the residents, including a married man who has an affair with her. The other residents, including a couple, lesbians, and college students, all try to get intimate with each other. The story takes a turn when the residents gather for a Christmas party, which descends into a night-long orgy.
