The movie follows Steve Armitage, who arrives at the Hyland ranch to find it being raided by the Mahoney gang, led by Mrs. Mahoney and her sons, Chick and Jed. The gang is seeking to acquire all the land in the Rio Perdido valley, and their motivation is revealed to be an underground river running beneath it. Steve teams up with Mary Ellen Hyland and her brother Tod to take down the outlaws, including Smiley, an old friend of Steve's who is unaware of the gang's true nature.
